CONSULTING & ORDER

From a regulatory standpoint, there is essentially no difference.

MODCUBE follows all of the same steps as conventional construction—professional architectural design, project approval and permitting, on-site assembly, and final inspection by government authorities—each step must comply with Australia’s building codes and relevant oversight requirements.

However, in terms of construction methodology, the two approaches diverge significantly.

MODCUBE is delivered as a prefabricated, modular building product, whereas conventional construction operates as a bespoke building project.

The fundamental difference lies in Certainty.

With traditional construction, cost, schedule, and quality are highly dependent on project management, and they require close coordination of many variables—weather, site conditions, labor availability, material supply, and so forth. In the Australian context, all of these variables introduce significant uncertainty.

By contrast, a prefabricated modular housing “product” is designed, finalized, and then produced under controlled factory conditions. Once design is complete, cost, timeline, and quality are effectively locked in. The only remaining factors that could delay final delivery are truly systemic, force-majeure events.

How is the quality of a MODCUBE home?

Although MODCUBE is delivered as a prefabricated product, all the building materials used are among the mainstream, high-quality materials found in Australian homes today.

Does it feel comfortable to live in?

In terms of overall construction quality and living experience, a MODCUBE home is fully on par with—or even superior to—a conventionally built house, especially in areas such as insulation, soundproofing, and wall strength.

1. Consultation

We begin with mutual consultation. Once you and MODCUBE agree on the overall concept and feasibility, both parties sign a nonbinding service-intention agreement.

2. Design

MODCUBE’s design team develops the architectural and engineering plans. After you approve the final design, both parties sign the formal construction contract.

3. Permitting

MODCUBE handles all necessary submissions to local authorities and obtains the building permit. Once approval is secured, the project moves to the next phase.

4. Production, Transport & Assembly

Following the production schedule, MODCUBE manufactures the modules in our factory, transports them to your site, and completes on-site assembly. Once assembly is finished, the home is ready for handover.

5. Final Inspection & Maintenance

MODCUBE organizes the final inspection with relevant authorities and provides warranty and maintenance services as specified in the contract.

Shipping & Delivery

Where are MODCUBE homes manufactured, and how are they delivered?

MODCUBE modules are produced at multiple manufacturing facilities—some in China and some in Australia—according to a unified product specification. Once the modules are completed, they are shipped in batches to your site for on-site assembly.

How long does it take?

Typically, sea freight from our Chinese facilities to Australia takes about 4–6 weeks. Modules produced by our Australian partners can usually be delivered within 2–4 weeks.

CONSTRUCTION & INSTALLATION

What does the on-site preparation involve?

Before MODCUBE modules arrive, the site must be leveled, foundations poured, and utility conduits (water and electrical lines) installed. Additionally, all necessary safety measures and site protection must be in place.

How long does it usually take?

Depending on local conditions and permit timelines, this preparation phase typically takes about 2–4 weeks.

Once the modules arrive on site, how long does it take to complete the house?

On-site assembly and final finishing usually take around 4–6 weeks. Please note this timeline may be extended by special circumstances—such as adverse weather, site access issues, or delays in local inspections.

Can I hire my own contractor for installation?

Installation of MODCUBE homes requires specialized experience and equipment.
While we strongly recommend using our certified installation team, you may engage your own builder provided they obtain prior approval from MODCUBE’s project management. All external contractors must meet MODCUBE’s quality, safety, and scheduling standards.

CERTIFICATION & MAINTENANCE

Does MODCUBE handle final inspection and certification of the home?

Yes. MODCUBE manages the entire construction process from factory fabrication through on-site assembly, including coordination of all final inspections. After handover, we also provide ongoing maintenance support as per our warranty terms.

What is the duration and coverage of MODCUBE’s warranty?

We offer warranty coverage in full compliance with Australian building regulations.
Typically, this includes structural components in the first 10 years and major building elements (e.g., roofing, cladding) for at least 2 years—identical to statutory requirements for conventional homes. Any additional manufacturer’s defects or component-specific warranties will be clearly stated in your contract.

INSURANCE, FINANCING & OTHERS

Can I get home insurance for a MODCUBE house?

Generally, any dwelling that has passed final building inspection is eligible for standard home insurance. Once your MODCUBE home has been certified by local authorities, you can purchase building and contents insurance just like any other new home.

Can I apply for a mortgage or construction loan for a MODCUBE home?

While the market is evolving, most major Australian lenders today still have limited programs for prefabricated or modular homes. That said, CommBank (CBA) has begun accepting loan applications for modular residences—provided the manufacturer obtains prior accreditation from the bank. If you wish to finance your MODCUBE home, we recommend:

  1. Contacting your bank early to confirm their specific requirements for modular construction.
  2. Working with us to secure the necessary manufacturer accreditation documentation before you submit a loan application.
