146 Downding St
Granny Flat, Brisbane
Highlights
1. Project Information
Project name: 146 Dowding St
Project summary: This is the first MODCUBE HOMES residence in Australia — an 80-square-meter granny flat.
2. Design Background and Concept
As the unit will serve as a display home for a period of time, the layout and detailing are more refined.
The purpose of this home is to showcase the performance and system capabilities of MODCUBE HOMES products — not just to serve as a traditional “showroom.”
For example: more floor-to-ceiling windows are used to achieve better visual and spatial effects.
3. Living Experience (What can you feel inside?)
3.1 Sense of Space
The total floor area may be limited, but the overall experience feels spacious — whether in the open-plan kitchen, living room, bedrooms, bathrooms, or the outdoor deck area.
The layout is well-organized, the ceiling height is generous, and lighting is excellent — qualities that are hard to find in typical granny flats.
3.2 Materials and Texture
You can directly feel the texture and detail of the selected materials.
The finishes are simple but refined, and the interior has a well-designed aesthetic.
If your expectation of a modular home is low, this house may surprise you.
3.3 Energy and Sound Performance
When the doors and windows are closed, you can clearly feel the good thermal insulation, sound insulation, and noise reduction.
Walls, floors, and ceilings all use high-performance materials, achieving a high level of insulation.
Whether hosting guests or living alone, you won’t be disturbed by external noise.
3.4 Smart System Provisioning
Due to certain reasons, not all systems are currently installed, such as rooftop solar and smart home systems.
These systems have been reserved for future installation.
